2024 Original Studio Rental Rates

Hello & welcome! One part design studio, coworking collective and adaptable rental space the Newburyport Studio is a unique home to all creative endeavors. Rates include private access of the entire 1,000 square foot studio. (Learn more about our second sister location across the street — the Stateroom!)

2024 Original Studio Rates & Times

  • $300 — Half Day Rental (4 hours from 8am - 12pm or 1pm - 5pm)

  • $600 — Full Day Rental (8 hours from 8am - 4pm)

  • $800 — All Day Rental (12 hours from 8am - 8pm)

Refunds & Cancellation

We have a strict no refund policy for any and all cancellations. If you or your client has to cancel at any point we’ll work with you to reschedule your rental for a $100 rescheduling fee. Simply email the studio hello@theNBPTstudio.com first. (Your studio credit will never expire if you wish to reschedule at a later date.) *If canceling or rescheduling less than 30 days prior to your rental during our Holiday setups you will be held liable for the full value of your rental and will not be issued studio credit.

Tour the studio

Easily explore the space virtually on the Tour page! (As this is a working studio private tours are unavailable). Set-up & clean-up time necessary for your shoot is your responsibility during your allotted time. Please arrive & pack up on-time to be respectful of others. Additional time can be purchased prior an appointment ($50 for 50 extra minutes.) This can be added before or after your rental time, just email the studio with your preference!


Booking

How do I book the studio?

Click BOOK in the top navigation. There are three rental time options for you to select from — a half day (4 hours) a full day (8 hours) or all day (12 hours). Shorter rental times are not available for the original studio, however you can book a 1 or 2 hour rental at the Stateroom (our sister location across the street!)

What else should I know?

The Newburyport Studio will be available to rent for creative purposes only (ex. professional photoshoot, gallery showing, creative workshop, class or intimate networking event for creatives). As this is a professional space for creative endeavors it is not available to rent for birthday parties, elopements, wedding rehearsals or company celebrations. The Stateroom — our sister location across the street can accommodate for events, elopements and other non creative endeavors!

The week of your rental you will receive a text with your unique code which will allow you to access the studio for your reservation. You are responsible for following the rental contract rules. If the door if left unlocked when you depart, if you exceed your rental time, go over the occupancy limit (20 people) or leave the studio in poor condition you will be charged $50.


When You Arrive

Ok, now where do I go?

The entrance to the original studio is located at 76 State Street (through the big red doors). (Our sister location is located at 59 State Street across the street.) Go up two tall flights of stairs and steer to the left, there will be a long hallway with exposed brick and soaring ceilings, the entrance door is located at the end of this hall. Keep in mind there is no elevator in the building so we do not recommend bringing any cumbersome props unless you want the exercise.

You are responsible for letting people in at street level if you plan to have clients or workshop attendees coming to the studio during your reservation. There will be a lock box on the outside of the building with a key inside that will give you access to the building on the weekends during the day of your rental. A new bathroom is located just down the hall from the studio.

Does the studio have heat and AC units?

Yes! We do our best to keep the studio at a comfortable temperature year round. The units are most efficient when they’re set to the same temperature so we discourage renters from changing it. While the studio is filled with character the old walls and windows are not the most efficient. (All too often the heat or AC is left blasting after a rental that forgot they changed it would results in very expensive electric bills over time.)

Can I bring my pet or kid?

Please keep in mind the studio is not childproof — children and pets must be supervised at all times. This is a professional space with very expensive equipment and furniture. If any damages are incurred during your rental time you will be billed separately to have it fixed or replaced. (The leather couch scratches easily and doesn’t fair well with sharp little nails). Your pet(s) must be approved prior to your rental.

How can I play music through the SONOS speaker?

Yes! The sonos speaker is located on the refrigerator. Connect your phone to the WiFi network you were given. Spotify users Open the app, click Devices under settings. Click Devices Menu > AirPlay or Bluetooth and select ‘Office’ under Speakers & TVs. Pandora users Open the app and start playing music. On the bottom right hand corner will be the airplay button (a rectangle with an arrow) click this and select ‘Office’ under Speakers & TVs.  Sonos users Open the Sonos app. When you see the message “Sonos found” at the top of the screen, tap Let’s Connect. Once you see “Connected to your Sonos system,” select Done. Enjoy!


Parking

If you park in the designated studio space you will need to put a piece of paper on your dashboard saying ‘The Newburyport Studio Renter’ so you do not get towed, parking is now being enforced. One designated parking spot will be available to renters behind the studio building! This narrow cobblestone alley to the parking lot can be accessed from Pleasant Street or Prince Place (directly before or after the studio entrance at 76 State Street). If you are in the public parking lot you’ve gone too far. To access the parking lot this cobblestone alley does not have a street sign or a name so here is a Google Maps Pin to show it’s exact location.

Renters are allowed to park in spot #20 for the duration of their rental. If there is snow covering the number the spot please park in front of the outdoor AC units on the ground (to the left of the two large green dumpsters.) If your rental period is from 1-5pm this parking space will be available to you from 1-5pm (not before or after). Renters are liable for any damages to the vehicle or if personal property is taken from it. All liability to the vehicle and personal properly is the responsibility of the renter. 

More parking is available right outside the building (free 2-hour street parking). Signs are posted; park at your own risk for longer time periods. There are also a handful of paid 3-hr parking lots within walking distance and a parking garage ($1 per hour) located at 83 Merrimac Street down the street where you can park all day!


Organization + Cleanup

Setting up and breaking down what is needed for your shoot must be accounted for in the amount of time you reserve. Please book more than your “shoot time” to make sure you are in and out on-time. You are responsible for following the rental contract rules and authorize the studio to charge your card $50 if the door is left unlocked when you depart, if you exceed your rental time, go over the occupancy limit or leave the studio in poor condition. If you leave later then anticipated your code will not work but you can still lock the studio by pressing the red dot on the keypad. For clean-up, please make sure the studio looks like it did when you arrived and take out what you bring in (like camping!) — including any hangers, boxes, props, coffee, florals, trash etc…

All tables and chairs are on wheels and can be moved aside if you need more room. The large tables in the middle of the room can stack one on top of the other for even more space. The backdrop wall can also be wheeled into the storage room (this takes 2 people, please move it cautiously). No furniture is allowed to leave the studio. If any items go missing or damages are incurred during your rental time you will be billed separately to have it fixed and/or replaced. Please treat the space like you own it.

The walls of the studio are nearly 150 years old. Please be mindful not to lean on, scratch or damage the texture we love so much. Lastly, there is absolutely NO SMOKING ALLOWED under any circumstances. If we do see/smell/find that you have smoked in the studio, you will be issued a $500 fine.

Do keep in mind there is no elevator in the building so we discourage renters from bringing any heavy, cumbersome props to avoid bumps and bruises to the building moving up two flights of stairs and maneuvering down a narrow hallway. The good news — we have many pieces already in the studio you can use for your shoot because it also functions as a part-time coworking space for creatives!

All tables and chairs are on wheels and can be moved aside if more space is needed. (This example can be found in the second virtual video on the Tour page.) The backdrop wall or office chairs can also be wheeled into the storage room if you you’d like. No furniture is allowed to leave the studio. Hours

The studio is available for rent only between Thursday and Sunday. An additional 50 minutes for $50 can be made when you book! (If you’ve added extra time to your rental when booking simply email the studio with your preference of adding this time before or after your rental period.)

  • Half Day Rental (4 hours from 8am - 12pm or 1pm - 5pm)

Safety & Security

There are security cameras mounted in the studio for safety and accountability purposes. Please let us know if you have any questions or concerns. As a women owned studio no one else has access to this footage and no cameras are in the changing / storage room area. Disinfectant wipes and hand sanitizer are also available in the studio for you to use.

  • The two large 10’ tables in the middle of the room are easily movable on wheels

  • The tall arched windows (street facing at the top of the floor plan get great morning light)

  • The tall square windows (back building at the bottom of the floor plan get great afternoon light)

  • The storage area (bottom right) can be used as a changing room (there is full length mirror on the wall)

  • All office chairs are on wheels and can be moved off to the side or away in the storage room

  • The conference room (bottom left) is separated by a glass wall with black metal grids

  • The SONOS speaker is located by the hanging chair

  • Please be careful moving furniture and plants

  • The 8’ tall backdrop wall (top right) is on wheels and can be moved away into the storage room if more space is needed. Please be extremely careful moving this through the antique arched storage room door. We recommend at least two people to move this prop.

“Determination (and a bit of stubbornness) eventually outweighed self-doubt but the fear of going off on my own was real — I worried about isolation, health insurance, not having a mentor or steady paycheck and how I could possibly attract and impress large clients. Fast forward 5 years and I haven’t looked back.

“I took a huge leap of faith, left my 9-5 and thought, well f*ck it, here goes nothing.”

While the decision to become a creative director, successfully run a small n’ mighty design studio and build a space for creatives has been a challenging endeavor years in the making — it has ultimately been the right one. Now, all the pieces have fallen into place.

I believe everyone has the power to create the life they truly want (and surrounded by open-minded ambitious folks only adds fuel to the fire). No dream is too big or path too brazen. I’ve never been one to follow traditional societal norms — every winter I pause my studio for a month to reset, get outside my comfort zone and live somewhere new in the world. Travel has allowed me to connect with an eclectic tribe joined by a similar encouraging attitude — and I have no doubt, with the right people who set crazy high standards, this can be replicated in a shared space. It’s independence without isolation and invaluable to be able to turn to someone who's taste you trust to get their opinion when you're stuck — something you can’t get in a coffee shop.

So, to all the creatives who go for it, I salute you — and to those who need a bit of a nudge, I want to support and rally behind your wild endeavors (like people have done for me). If you’re interesting in joining the Newburyport Studio to work or rent contact me.
