If you cancel less than 30 days of your rental date, you will be liable for the full value of the rental. (No studio credit will be issued). You’ll need to book a new date or time online.

After 4 years of decorating the studio for the holidays and working with hundreds of photographers — here are 3 tips & tricks to ensure a successful session (& happy clients).

1. If your rental starts at 8am, do NOT book your first client at 8am. Leave yourself some breathing room to access the studio, settle in, start playing music and drink your hot coffee before it’s go time!

2. Give yourself PLENTY of time to market! Photos and video of this years holiday setup will be added to this page by October 15 which you are free to use to help promote your sessions. Every year we have dozens of people message us on instagram to find a photographer for the holidays — For $50 you can add on ‘Promote my Experience’ at checkout and we’ll frequently advertise your mini sessions on our website, instagram and monthly newsletter!

3. While we have the decor covered it doesn’t hurt to offer an additional unique experience for your clients to set your sessions apart — hot coco, Santa Clause himself, swanky clothing options, polaroids for instant photos, stylist, makeup artist or posing tip expert, etc… Sessions can be hectic (especially for families) anyway you can enhance a clients experience will ensure they comeback to you year after year.

Well mannered pets are allowed! (Clean paws please) If your dog sheds please come prepared with a lint roller. A Dyson vacuum is also available in the storage room in the studio. (Please be courteous of the next renters!)

Please let us know as soon as possible if you need to cancel your rental. Due to the elaborate nature of both setups and the expense to create them there are no refunds given for cancellations of any kind. Sorry, no exceptions.

It wouldn’t be the holidays without music! A SONOS speaker is located in the studio. Please keep the noise level to a reasonable volume, especially during the weekday to be respectful of our neighbors. Thank you!

While no refunds are given because of inclement weather, if an ice or snow storm emergency is declared and Newburyport Parking is banned on the day of your rental you will be issued a full studio credit to use at a later date and you will not be charged a rescheduling fee.

We recommend if you’re planning an experience or photoshoot that is not holiday themed please book the studio prior to October 16 or after January 1. Once the setups are in place they’re not to be moved.

(The Original Studio conference room area will not be decorated.)

Yes! Simply book 2 half days on the same day and the studio will be yours for the full day from 8am — 5pm.

When you rent the Original Studio you will have 1 free parking spot available behind the building. If you park in the designated studio space you will need to put a piece of paper on your dashboard saying ‘The Newburyport Studio Renter’ so you do not get towed, parking is now being enforced. One designated parking spot will be available to renters behind the studio building!

This narrow cobblestone alley to the parking lot can be accessed from Pleasant Street or Prince Place (directly before or after the studio entrance at 76 State Street). If you are in the public parking lot you’ve gone too far. To access the parking lot this cobblestone alley does not have a street sign or a name so here is a Google Maps Pin to show it’s exact location.

Renters are allowed to park in spot #20 for the duration of their rental. If there is snow covering the number the spot please park in front of the outdoor AC units on the ground (to the left of the two large green dumpsters.) If your rental period is from 1-5pm this parking space will be available to you from 1-5pm (not before or after). Renters are liable for any damages to the vehicle or if personal property is taken from it. All liability to the vehicle and personal properly is the responsibility of the renter.

This is up to your preference! Morning light comes in through the arch windows on the street side of the building. Evening light comes in through the large conference room windows on the back of the building. Being 3 stories up with 3 walls of windows — there are no obstructions and the studio obtains the most natural light all day long.

• Mid October sunrise is at: 7am / sunset at 6pm

• Mid November sunrise is at: 6:30am / sunset is at 4:30pm

• Mid December sunrise is at: 7am / sunset is at 4:15pm

Daylight savings is Sunday November 3. Worried about afternoon light? If you want to start earlier you can tack on 50 minutes to the beginning of your rental when checking out (as long as the morning renter has not already requested for additional time after their rental your rental would start at 12:10pm instead of 1pm)
